A reverse mortgage is a loan secured by your home. A Home Equity Conversion Mortgage (HECM) is the federally insured reverse mortgage program for eligible homeowners age 62 and older. Private reverse mortgage products have different requirements.
There are no required monthly principal and interest payments on a HECM, but the borrower must meet occupancy and maintenance requirements and pay taxes and insurance. Interest and fees can increase the balance and reduce remaining equity. Costs, eligibility, and repayment terms need careful review.
